Many home inspectors come to this profession after spending a number of years in the construction business, so it’s often the case that they are already well-acquainted with people in the industry. As well, Victoria and Southern Vancouver Island are areas small enough that inspectors are generally familiar with realtors here.
Home inspectors are required by law to abide by a code of conduct that clearly stipulates they cannot make contractor recommendations for repairs, own a business that would do repairs resulting from inspections, or take referrals from realtors. Formal relationships of this nature are not permitted, but what about informal relationships? Most people in the industry have “heard of each other”, and it’s often human nature to have more of an inclination toward one type of person or another.
In instances of informal relationships, it critical that inspectors remain self-aware and have a personal commitment to 100% honesty. The best inspectors are not focused on actively trying to grow their business as a top priority, but rather, they get satisfaction from helping people make the most informed choice possible.
Experienced inspectors have the skills and knowledge to shape the outcome of a home sale. The person who pays the price for a poor choice is typically the buyer. A valuable home inspector is someone who is not only technically competent, but also empathetic.
Home buyers should, first and foremost, do their own research when looking for a home inspector. The most important part of that research is simply talking directly to the inspector and getting a feel for the person. Listen to your intuition and realize that character matters! Every home inspection is going to be unique, so experience matters as equally.
You can inquire about whether or not they have connections to contracting companies. Again, non-association is legally stipulated, but trusting your gut when making such inquires is important, since all inspectors will generally say that they are independant when asked.
Remember, it’s possible that some realtors may see an excellent home inspector as problematic, if they are perceived to be “deal killers”. Select someone who ensures that their home inspection report will reflect the true condition of the property, safeguarding your investment. The home inspector is there to protect your interests as a buyer, not to facilitate the sale..
